How to Make Buyers Hate Your Home

  • Dimly Lit Rooms - Dark rooms or areas are a turnoff to most buyers.  Brighten things up by removing heavy drapes which block light, replacing dimly lit or burnt out bulbs, repainting dark rooms with paint that reflects light, trimming trees which block too much light, and cleaning windows inside and out, to ensure as much light is coming through as possible.
  • Busy Wallpaper - Wallpaper is a personal decorative touch, and even people who like wallpaper will rarely like what you have chosen.  Because you need to appeal to the masses, take an objective look at your wallpaper, and determine if you need to remove it and replace it with a fresh coat of paint.  And never paint over wallpaper!
  • Damp Basements - Dampness or even damp smells cause big warning lights for buyers.  The problem is typically caused by rainwater running toward the house, instead of away from it.  The cause of this may be from a lack of rain gutters along the roof line, downspouts pointed in the wrong direction, or clogged underground drains.  One way to assess the problem is to go outside the next time it rains, and determine where the water run off drains.
  • Bugs - People generally do not like bugs outside of the home, and they certainly do not want to see them inside of your home.  Take the appropriate measures ahead of time.
  • Poor Curb Appeal - To sell a home for top dollar, you must attract a buyer from the curb.  If buyers see an overgrown yard or home in disrepair, they often will not ever go inside to look.  The amount of money you spend adding to the curb appeal will come back to you typically, with a better sales price and less days on market.
  • Gutter With Plants Growing in Them - If buyers see you do not take care of your gutters, they will wonder what else you tend to overlook.
  • Sellers Who Hang Around for Showings - Buyers feel awkward with the seller nearby, when looking at their home.  They may not really take the time to look at everything, and you may cost yourself a sale.  Do yourself a favor next time, and run some errands or go visit a friend you have been meaning to see, but have not had the time.  You will benefit in the long run.

 Many times sellers ignore the above mentioned items, or other things, because they do not want to take the time or spend the money.  But more times than not, if you take care of things ahead of time, it will save you lots of time and money selling your home.  How many times have you seen a neighbor who did not tackle a needed job before listing their home, and in the end they had to tackle the job anyway (or their home would never sell), and by then they had also discounted their house heavily.  Do not make the same mistake.

Non-FHA reverse mortgages may be beneficial if the borrower is needing more cash from the equity in their home, as these mortgages usually do not have lending limits like the FHA reverse mortgage. FHA sets lending limits for each county based on the average sales price of a home within that county. The current HECM (FHA) lending limit in Maricopa County is $263,150. So if a borrower has a home with a higher value than $263,150, they may benefit from an alternative reverse mortgage product. Because there is no personal liability for repayment of the mortgage balance of a reverse mortgage (the repayment is tied strictly to the value of the real estate mortgaged), more and more senior citizens are using reverse mortgages as a strong financial planning tool. Many use the mortgages to get rid of conventional mortgage balances owed on their homes, to help offset the increased cost of living, to cover medical bills, or even use the money to pay for a second home.
